A Look Inside The Art House

by | Jan 18, 2023

Welcome to The Art House, one of the most iconic homes in Venice. This widely published, internationally recognized property sits privately above the street behind gates. Celebrated as an architectural masterpiece, the home boasts a prime location on an expansive corner lot close to Abbot Kinney and the beach in one of Venice’s most sought-after neighborhoods, Milwood. The urban oasis encompasses three bedrooms, three bathrooms and a studio with a bathroom all within a 3,414-square-foot floor plan and a precious bounty of outdoor space.

Visitors are immediately greeted by striking exteriors that exude an industrial warehouse feel. Inside, find sun-drenched interiors, an open floor plan and vibrant layers of color that evoke the purest sense of joy. The main level includes a high-end kitchen that opens to the living spaces, plus two large guest bedrooms. On the loft level, find a striking, open primary suite.

Walls of glass open to several distinct outdoor experiences on all four sides, providing abundant large-scale entertaining spaces and a sunken courtyard. An outdoor fireplace adds ambiance, ocean breezes fill the air and two roof decks present magnificent views, featuring the world’s first residential commission by renowned anonymous French street artist, Invader. Across the courtyard is a two-car garage and guest studio—the perfect home office or high-income rental opportunity.

The Agency chatted with Zach Goldsmith who is representing this unique architectural compound at 813 Palms Boulevard. Read on for the inside scoop.

Q: How did this home come to be? Can you share more about The Art House and the inspiration behind it?

A: Owner and visionary Todd Piccus has traveled the world, finding inspiration from all corners of the globe—and you can feel it in the home. The Art House is a display of his love of unique, commissioned provocative art pieces along with his streamlined sense of architecture, bringing in influences from warehouses in Downtown L.A. and Austin and Santa Monica art galleries. Chris Rudin is the masterful architect.

Q: How would you describe the style of the home?

A: It’s contemporary architectural, with an open warehouse vibe. It’s comfortable and livable, blending the indoors seamlessly with the outdoors. It’s airy, fresh and utterly creative.

Q: What further possibilities does the home/property have?

A: One of the wonderful things about the home is the generous allotment of outdoor space—there’s room for a pool, an artist’s studio or whatever creative dream the future owner wants to bring to life. This is incredibly rare in Venice.

Q: How do the outdoor spaces merge with the indoor spaces?

A: The home has been designed with expansive walls of glass that open entirely, completely merging inside and out. The floor patterns are also continued between the spaces to add to the flow. It’s the epitome of outdoor California coastal living.

Q: What kind of feeling does the home exude when you are in it?

A: You get the benefit of revitalizing outdoor space even when you’re inside the home. It’s inviting, grounded, inspiring and special. It’s a wonderful space to be in—it’s spirited and tells a story, like an art gallery.

Q: Tell us more about the artwork by Invader and its significance.

A: If you’re a product of the ’80s (like I am) it speaks volumes. It took three-and-a-half years of reflection and design. The work blends so well with the theme of the home’s uniqueness and bold qualities.

Q: What is your favorite room in the house?

A: The main living area is so inviting with soaring ceilings and walls of glass yet somehow the architect has managed to create spaces within the living room that make it feel cozy and warm. Once you walk into this room and sit down, you’ll never want to leave.
