For this week’s In the Know, we’re turning the spotlight on the real estate scene in Mexico’s Riviera Maya. For this In the Know, we spoke with team member and local agent, Susann Rottloff about several key factors impacting Riviera Maya’s current market landscape. 

Is there anything noteworthy about the Riviera Maya market right now? Any increase in buyers or renters from a certain region?

We have been on an uprise in getting more international clients in addition to our usual clientele from Canada and the United States. The fact that we have a very stable cash market where you can purchase properties 20% below the market value in pre-construction without interest, brings us many clients. Our constant appreciation in value of approximately 12.9 % per year makes our destination very attractive to investors and vacation homeowners. 

Plus, our two luxury destinations, Tankah and Soliman Bay, are building more oceanfront condo projects than ever, which we know will attract more seasonal buyers in the coming years. 

 

Have there been any new transportation developments in the region that you foresee impacting the market?

Yes! Tulum’s Felipe Carrillo Puerto International Airport opened in early December. It is one of only four airports in the region, joining Cozumel, Cancun and Chetumal. It will have a capacity of 5.5 million passengers per year. Many international airlines have announced they will be flying to Tulum—including American Airlines, United, Delta and Spirit Airlines.

Plus, the train is scheduled to open on December 15th. The route from Cancun to Tulum will open on the 15th of January. We have a lot of info for buyers and residents about the railway on our website here.

Both of these developments will make travel to the area more convenient and efficient, and we also expect real estate prices will go up once both projects are finished. 

 

What attracts high-net-worth clients to the Riviera Maya? 

So many things! The climate, low property taxes, private jet runways, lifestyle, beautiful beaches, the high value of the U.S. dollar and well-priced beachfront properties.

 

In Tulum, what kinds of amenities are buyers seeking in new developments? 

They’re looking for concierge service, access to beach clubs as well as modern wellness amenities, gyms, good security services and access to golf courses.

 

Can you share any stats or figures on The Agency’s success and growth in the market? 

Our office and local team have been quite successful in growing our market share in the area. Our oceanfront and luxury listing property requests have increased. We have become one of the top agencies in the area in receiving high-end luxury properties and clients. Several of our properties have been featured in top international publications—including Barrons and Mansion Global.
